Coming from the turnkey real estate world, there are some distinct differences in turnkey real estate vs wealth cap holdings.

The main differences are in the mission and purpose of these companies vs the mission and purpose of Wealth Cap Holdings.

Yes, there are some incredible companies in the turnkey real estate world out there. I used to work at one of them before Chris and I started Traffic and Funnels and our other businesses. It was called Memphis Invest before they became REI Nation.

In 2012 and 2013 I cut my teeth in real estate by working boots on the ground.

EXPERIENCE gave me the knowledge and foundation of the industry to do what we do now.

(Side note: To get to the level of mastery you want, most of the time you have to get in the market with someone who is doing it. You can’t likely learn the level of mastery through a book.)

The reason me and Chris started Wealth Cap Holdings was to buy and HOLD properties.

I Hate Selling Properties.

I do not want to sell properties. That’s the fundamental difference of Wealth Cap Holdings vs. turnkey real estate companies.

We’re not interested in making you wealthy with all our hard work.

We’re interested in creating a huge portfolio to hold, rent and cash flow for the long term.

Our goal is to get our net worth past 1 billion dollars in appreciating assets over the next 5 to 7 years.

Typical turnkey real estate companies make their money on the exchanges of selling houses to investors. They have markups, yadda yadda.

Their number 1 goal is to have a number of “units” per month that they sell to clientele.

Wealth Cap Holdings Does Not Exist To Make A Profit

The other day I met with our operations director.

I asked why I saw profit at the end of the month on the PnL. 

I explained that I did not want to see profit each month. That profit not our goal.

Chris and I already have other profit-producing companies. 

We created Wealth Cap Holdings to get RID of profit and push profit into safe, appreciating single-family residential assets.

What Does This Mean For Investors?

This means that investors like you will never be forced into a crappy deal.

Our acquisitions team ONLY buys deals for me and Chris to keep and hold.

The massive difference between turnkey real estate vs. Wealth Cap Holdings is that the WCH acquisitions team buys houses for me and Chris. Not to sell to investors.

The measure of success for a turnkey company is the profit in flipping and selling houses.

The barometer for Wealth Cap Holdings is: Will Taylor and Chris want this property to hold onto  for the long haul as an income producing asset? If not, the team doesn’t buy it.

When the team is buying for the owners of the company, they are buying for a different level of product than if they were buying to sell to an investor.

Yes, we DO sell some of our available properties each month to keep the team paid. And these deals are incredibly valuable for investors. But that is NOT our goal as a company.

Long Term Safety

We’ve specifically chosen our markets for long-term safety in the return structure.

The rent rate needs to match the cost per square foot.

It needs to be within a 100x ratio.

The 100x Ratio:

  • If your property cost you $100 per square foot, you want to rent it for $1 per square foot.
  • If your property cost you $200 per square foot, you want to rent it for $2 per square foot.

You can also look at this as the 1% rule

The 1% Rule:

  • If you paid $150,000 for the property, you want to rent it out for $1,500 per month.

We range between .7% and 1.1% across our portfolio, depending on the market. 

We can tolerate a sub 1% return in some markets because we know the long-term appreciation is locked and loaded.

You won’t get this level of return in the stock market.

Another difference in Turnkey Real Estate Vs Wealth Cap Holdings is, when you look at a company that is working for “mission” rather than “profit,” you want to pay attention to that company.

Look at Elon Musk. He didn’t start Tesla and SpaceX for profit. He started it for a mission.

The byproduct of a mission company is usually profit.

Typically the quality of the product and experience coming from a company focused on mission is going to be a little higher as well.

Wealth Cap Holdings Doesn’t Exist to Create a Profit.

Wealth Cap Holdings exists to secure great assets for Taylor Welch and Chris Evans. It exists to source great assets for our team. And it exists to secure great assets for our clientele (you) on the backend.

What that means is that we are going to sell properties based on what we need to sell in order to balance out our portfolio.

The other day I looked at our portfolio and saw that we had 50% of our properties in one market. I didn’t like that.

I asked the team to sell some of our Kansas City properties to balance out the portfolio. I made the call EVEN THOUGH our Kansas City properties are performing well.

We’re always re-balancing our portfolio to keep it healthy. So, keep an eye out on our available properties, because new deals are always showing up.

We’re taking properties that already have renters and leases, and making them available to investors on the waiting list.

The reason we are doing this is because we have a mission. We are creating a balanced portfolio for me and Chris.

If you see the available inventory, do your due diligence as an investor. Look at the comps. Look at the inspections. Invest with confidence.

A Different Standard

Rest assured that the quality of what we are doing is set on a different standard than the other turnkey real estate companies out there today.

This means we are a diamond in the rough. You can partner with us for the long-haul, because we’re always going to be re-balancing our portfolio. We’re always going to be buying more properties than we can afford to hang on to.

Right now, me and Chris are bringing in about 2.5 million per month in new properties. But the team is continuing to bring in about 1.5 million MORE than that. 

We are always going to have an overflow of available properties.

This means that you are always going to have the opportunity to continue to build your real estate portfolio in a safe and diversified way.

You are getting access to a quality of product that is the same level of access that me and Chris, the owners, get access to. I don’t think there is anything else out there like that.

Later in May we are starting up property management for our properties as well, which we will be making available to our investors.
